Terms and Conditions for our Maui Homes

No Hidden Extras

Our rental prices include everything; there are no additional markups or fees. Prices include heating, water, sheets and towels, basic household supplies and normal electricity usage. Household supplies include a small supply of coffee, toilet paper, paper towels, our L'lotaine products, coffee and household cleansers to get you through the first days. Most of our homes now offer free calling to the U.S.; see individual home descriptions for full details. Free Internet is included in all of our homes. *Note: On the homes that are on propane we pay the first $100.00 and the rest is pro-rated based on use on the rate that we are billed from the gas company. This is to insure pools, jacuzzi and tiki torches get turned off after use.

Booking Form and Initial payment

Once you have decided on your home and decided to move ahead with our booking, we'll confirm rental amount and deposit instructions.

To secure your reservation, we require a payment of 50% of the rental cost, unless we are within 90 days of your arrival. If you have booked the home for arrival within 90 days, then we require full payment plus the refundable security deposit now. Your rental will be confirmed when you have faxed or posted us a signed copy of the rental agreement and paid 50% of the rental.

Arrival and Home Information

On receipt of the deposit, your reservation will be confirmed and we will need your flight intinerary so we can have the home ready for your arrival. Most importantly, it includes loads of information on Maui, highlighting the important local shops, markets and restaurants. Our guests love the information pack, anecdotes and stories about our family, friends and guests. With it, you can hit the ground running when you arrive. You will learn where the nearest grocery stores are, our favorite restaurants, surf spot, best shopping, best spa, best cocktail, wine shop, tourist spots, hours and locations of our nearby open markets.. We include ideas of activities and things for adults and children alike, a long list of useful websites and advice on travel, telephones, shopping and more.

Maui Properties Our unlimited nationwide plan offers unlimited local, in-state and long-distance calling in the U.S., Canada and U.S. Territories (not including Guantanamo Bay and the Marshall Islands.)

We strongly recommend you buy travel insurance at the time of booking to compensate you in the event you must cancel.

Travel Insurance

It is hard to believe it will happen to you, but the best-laid plans can sometimes go awry. To protect yourself, we strongly encourage you to take out a travel insurance policy in case an emergency arises and you need to cancel. We advise you to buy travel insurance when you book because we cannot be held responsible for cancellations for any reason. Travelex is one of several vendors we are happy with; kids are covered free, but make your own decision as to insurance vendor.


Your home will be thoroughly cleaned when you arrive and should be left tidy when you depart. For additional cleaning, please see .

Arrival and Departure Times

We know what it is like to arrive in Maui after an all-day/night flight so we try to be as accommodating as possible. Officially, our check-in time is 4 p.m., and check-out time is 10, the departing guests generally do not mind if you drop your luggage at the home early, as we have generally accommodated them when they arrived early. We do need time for our cleaners to thoroughly clean the home.

We meet and greet you at every home so we need to get your flight information to confirm that we all meet in the home around the same time. In the e-mail let us know if you plan on stopping at Costco or other stops that would extend the timing. Also, we will stock your kitchen if this is the best option for your group (see grocery list).
